Santa Catalina is in desperate need of alternative housing options for families, recreational spaces such as parks and facilities for sports activities, as well as a variety of services that were not being provided.

We found that the majority of the visitors to Santa Catalina are families from Panama, and all over the world, who prefer to rent homes with 2 or more bedrooms, for enjoying family time together. To address the needs of the visiting families, we decided that a gated community of villas with hotel-style short-term property management services would best suit this market, because the gated community offers security for visitors who are not familiar with the area, and it offers the convenience of hotel-style short-term rental services that this market segment requires, and this model fits well with the property investors who mutually benefit.

To address the lack of recreational spaces in Santa Catalina, we decided to create a spacious community park open to the public, located along the asphalt road leading from the Santa Catalina village to the Estero Beach (Playa Estero), and we generously allocated over 4000 m2 (approximately 1 acre) of titled land for this purpose.

The community park will include green areas and gardens, a childrens play park, basketball court, volleyball court, and skate park. We envision the park becoming the focal point for both family recreational activities, and commercial tourism activities since the surrounding park lots will be lined with restaurants, cafes, hostels, B&B’s, shops, tour operators, and a number of other tourism related activities.

To address the lack of services and businesses provided in Santa Catalina, from proper supermarkets to banking services, there is an extensive list of businesses that Santa Catalina needs to provide to fulfil the demands of a fast growing eco-tourism industry, we decided to create proper commercial lots with proper infrastructure along the asphalt road leading to Estero Beach.  Currently, the central avenue in the center of the village is congested with very old structures and lacks proper infrastructure and planning, and the other prime locations for these types of businesses were not available until now that we have purchased these lands. We intend to install proper sidewalks, water systems, drainage systems, power lines, fiber optic internet, and other needed infrastructure to prepare the commercial lots for long term success.  With the implementation of our vision, the East side of the Santa Catalina village will soon become the new commercial and tourism center of the village, with better planning and infrastructure, making it more inviting for visitors and locals to enjoy.

Finally, because Santa Catalina is a small village, with only a main central avenue ending at the Village Beach, and a few side streets, with only one asphalt road leading East to Estero Beach, and because there are creeks located on both the West and East sides of the village, the lack of bridges to extend roads across these creeks has limited the growth of the town, making properties within these two creeks highly valuable. The only areas for Santa Catalina to expand are to the East of the village, between the village and Estero Beach. As we develop this East side of the village, we believe that the values of these properties will increase considerably over time, providing great investment opportunities for our buyers.
